We are seeking an experienced Property Management Team Lead to join a growing Build-to-Rent residential portfolio. Reporting to a senior leasing and asset leadership role, you will take full responsibility for the operational performance, customer experience, and financial outcomes of a high-quality residential apartment portfolio.

Key Responsibilities
Team Leadership & Management
- Lead, mentor, and develop a high-performing property management team
- Recruit, train, and onboard new team members
- Set clear performance expectations and carry out regular performance reviews
- Foster a collaborative, positive team culture
- Conduct departmental audits and performance reviews
- Maintain and continuously improve standard operating procedures (SOPs)
Operational Excellence
- Oversee rent collection, arrears management, and deposit administration
- Manage maintenance, repairs, and unit turnarounds
- Coordinate property inspections and condition reports
- Ensure building, grounds, and health & safety compliance
- Lead resident communications and engagement initiatives
- Manage utilities and energy efficiency performance
- Drive continuous improvement through audits, training needs analysis, and process optimisation
Financial Performance
- Maximise rental income and occupancy levels
- Control operating costs and improve property profitability
- Prepare, analyse, and present management reports
- Monitor budgets and control expenditure

- Deliver consistently high levels of resident satisfaction

Person Specification
Essential
- Educated to A-Level / NVQ Level 3 or 4 (or equivalent), including English and Maths
- Minimum 4 years’ experience in residential property management
- Experience within a premium or high-end customer service environment
- Level 4 Certificate in Residential Letting and Property Management (or equivalent)
- Strong knowledge of residential property legislation
- Proven ability to lead, motivate, and develop teams
- Confident handling difficult conversations and complex issues
- Excellent IT, communication, and organisational skills
- Honest, trustworthy, and results-driven with a strong professional track record
Desirable
- Experience managing large-scale residential or Build-to-Rent portfolios
