Performs maintenance duties and supervises and coordinates activities of the maintenance team to ensure that all upkeep, inventory and repair of grounds and buildings of the community are completed in an efficient manner.
Directly supervises one or more team members in the maintenance department. Carry out supervisory responsibilities in accordance with Company policies and applicable laws. Responsibilities include interviewing, hiring, and training team members; planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems.

Must have a valid driver’s license and the ability to drive to daily activities.
High school diploma or general education degree (GED); or 3 to 5 years of related experience and/or training; or equivalent combination of education and experience.
Experience in managing diverse workforce. Ability to manage conflict, provide direction, and drive business results by managing the performance of staff members.
Required to use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with customers one‑on‑one or groups of team members of organization.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Heating, ventilation and air conditioning (HVAC) certification is required for this position. Certified Apartment Maintenance Technician (CAMT) is highly recommended. Fair Housing Certification is required within 1 day of hire.
Standing; using hands to finger, handle, or feel; reaching with hands and arms; talking or hearing. Walking and climbing or balancing. Sitting; stooping, kneeling, crouching, or crawling. Frequently lifting and/or moving up to 50 pounds, and on rare occasions moving more than 100 pounds. Specific vision abilities required: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Frequently exposed to outside weather conditions. Occasional exposure to moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; and risk of electrical shock. Noise level in the work environment is usually moderate.
