What is the purpose of the role and expectations?

The role of Social Housing Maintenance Supervisor involves a blend of technical expertise, management capabilities, and specific experience within the social housing sector to ensure the contract runs smoothly, acting as the conduit between the client and the engineering teams.

What will be my core responsibilities?
  • Leading and supervising a team of trade operatives and subcontractors for responsive and planned repairs and maintenance.
  • Ensuring work is completed safely, efficiently, to high standards, and within budget and time constraints.
  • Conducting site inspections and quality control checks to ensure compliance with specifications and health & safety regulations.
  • Liaising with residents, contractors, and internal teams to ensure smooth workflows and high customer satisfaction.
  • Managing budgets, monitoring expenditure, processing invoices, and controlling inventory.
  • Implementing and monitoring health and safety procedures, risk assessments (RAMS), and toolbox talks.
  • Using NFHA rates to measure and value works.
What skills and experience do I need to be successful in this role?
  • Experience:
    • Significant experience in property maintenance
    • Proven experience in social housing repairs and reactive maintenance.
    • Previous supervisory or management experience, including staff appraisals and performance management.
    • Experience in delivering projects within budget and managing contractor performance.
  • Qualifications & Certifications:
    • A full UK driving licence.
    • Supervisory safety training such as SSSTS (Site Supervisor Safety Training Scheme) or SMSTS is preferred.
    • IOSH or NEBOSH qualifications are advantageous.
    • Technical knowledge across multiple trades (e.g., plumbing, electrical).
    • Relevant trade qualifications (e.g., NVQ Level 3 or City & Guilds) or HNC/HND in Building Contract Management are beneficial.
