A prominent housebuilder is seeking a Commercial Director to lead commercial strategy and elevate capabilities in the East Midlands. To support the next phase of our East Midlands expansion, we are introducing a new Commercial Director role – a pivotal leadership position created to elevate commercial capability and drive regional performance. This role offers a rare opportunity to shape and embed a best-in-class commercial function, with full accountability for commercial strategy, governance, and risk across a growing and increasingly complex development portfolio.
Based in the East Midlands, the Commercial Director will be a key architect of the region’s future success. Working as part of the regional leadership team, you will partner closely with the Managing Director and senior leaders across Land, Technical, Construction, Sales and Finance to transform commercial outcomes, strengthen supply chain resilience, and unlock sustainable, profitable growth from land acquisition through to final account.
Provide strategic commercial leadership across the East Midlands region, contributing to regional business planning, governance, and decision-making.
Lead, develop, and resource a high-performing regional commercial team, setting objectives, KPIs, succession plans, and driving continuous improvement.
Take full commercial ownership of regional development budgets from land appraisal through to final account, ensuring profitability and value optimisation.
Lead commercial input into land bids, cost planning, risk assessment, forecasting, CVRs, cash flow management, and senior-level reporting.
Establish and maintain robust commercial controls, reporting frameworks, and compliance with company and regulatory requirements.
Set and deliver the regional procurement and supply chain strategy, overseeing tendering, negotiation, appointment, and performance of subcontractors and suppliers.
Manage contractual risk, disputes, claims, and final accounts, ensuring robust commercial and contractual arrangements throughout the project lifecycle.
Work collaboratively with Land, Technical, Design, Construction, and Finance teams to optimise viability, value engineering, programme alignment, and financial controls.
Senior commercial leadership experience within residential housebuilding, with a strong track record of delivering profitable regional growth.
Extensive expertise in cost planning, budgeting, procurement, contract administration, supply chain management, and commercial risk control.
Proven ability to lead, mentor, and develop large, high-performing commercial teams.
Strong understanding of residential construction methods, procurement routes, and market dynamics.
Degree (or equivalent) in Quantity Surveying, Construction Management, or related discipline; RICS or CIOB membership preferred.
Strategic, commercially astute leader with excellent negotiation, influencing, and problem-solving skills.
Highly organised, resilient, and effective in managing complexity within fast-paced environments.
Full UK driving licence.
