Job description

The Divisional Finance Manager is a strategic finance leader responsible for driving financial performance, governance, and operational excellence across multiple regions within the Division. This role ensures robust financial reporting, accurate forecasting, and effective cash management, while providing commercial insight to support strategic decision‑making. Acting as a key business partner to Regional Heads of Finance and senior operational leaders, the Divisional Finance Manager plays a pivotal role in working closely with the Divisional Finance Director in shaping divisional financial strategy and ensuring compliance with Group standards.

Main Responsibilities
Financial Leadership & Governance
  • Maintain strong integrity of divisional financial reporting, ensuring compliance with MJ Gleeson Plc accounting policies and statutory requirements.
  • Facilitate the consolidation of regional management accounts and deliver insightful commentary for divisional performance reviews in collaboration with the Divisional Finance Director.
  • Drive governance and risk management across regions, ensuring adherence to internal controls and audit requirements.
  • Ensure accounting requirements are carried out efficiently and in accordance with Group policy and accounting standards.
  • Support Group Finance with half‑year and full‑year audit queries.
Strategic Planning & Forecasting
  • Support the preparation of divisional budgets and forecasts, challenging assumptions and ensuring alignment with Group objectives.
  • Deliver scenario analysis and strategic financial modelling to support land acquisition, build programmes, and investment decisions.
  • Consolidate divisional accounts, forecasts, strategic plans, and weekly KPIs, providing analysis focused on logic, opportunities, and risk.
Commercial & Operational Support
  • Act as key support to Regional Heads of Finance, influencing operational decisions through financial insight.
  • Support the Divisional Finance Director (DFD) in strategy development, including margin improvement initiatives and cost optimisation.
  • Attend Valuation 2 meetings with Divisional Finance Director and represent finance in key meetings during Divisional Finance Director absence.
  • Identify and challenge divisional and operational risks and opportunities alongside Divisional Finance Director.
  • Manage financial aspects of joint ventures in collaboration with regional finance teams.
  • Ensure all work is timely and in line with Group timetable.
Cash Flow & Working Capital Management
  • Support the management of divisional cash flow forecasting and management, ensuring liquidity and optimal capital allocation.
  • Monitor and challenge regional land and build spend to maximise return on investment.
  • Ensure regional and divisional cashflows are reviewed, monitored, and challenged.
Data Integrity & Systems Leadership
  • Champion data accuracy and integrity across the division, driving improvements in reporting quality and timeliness.
  • Lead implementation and optimisation of financial systems (COINs, Anaplan) and processes to enhance efficiency and control.
  • Ensure consistency of approach and reporting across operational businesses.
Team Development & Leadership
  • Provide guidance and mentorship to Regional teams, fostering a culture of high performance and continuous improvement.
  • Act as deputy to the Divisional Finance Director when required, ensuring continuity of leadership.
  • Help develop finance reporting processes and procedures alongside HFD, HFC and DFD, ensuring adherence.
Required Skills And Qualifications
  • Professional Qualification: ACA/ACCA/CIMA with 7+ years PQE.
  • Industry Expertise: Proven experience in financial leadership within a large listed housebuilder or similar sector.
  • Commercial Acumen: Strong understanding of operational drivers and ability to influence strategic decisions.
  • Technical Skills: Advanced Excel, COINs, Anaplan; experience in consolidations and JV accounting.
  • Governance & Compliance: Deep knowledge of statutory reporting, internal controls and audit processes.
  • Leadership: Ability to lead cross‑functional teams and develop finance talent across regions.
  • Change Management: Track record of implementing new systems, processes, and driving continuous improvement.
