Job description
Overview

The Site Manager reports directly to the Project Manager, Construction Manager and Construction Director on all matters relating to the day to day running of the development. The Site Manager will always adopt the highest level of professionalism. The position is the most senior company representative on site (except for on larger schemes where there is a Project Manager) and the role includes working towards the relevant CIOB Grade applicable during employment. Assessment and continuous training of Site Managers will be in accordance with the Group Training Matrix applicable at the time. The Site Manager holds responsibility for Health and Safety standards, protection of works, presentation and quality of the product, and works to the agreed build programme and financial parameters set by the divisional Board of Directors for the development.

These are illustrative duties, and the post holder will be expected to become involved in a range of work to enable the department to respond effectively to the requirements of the Company.

To report directly to the Construction Manager and Construction Director on all matters relating to the day to day running of the development. To take full responsibility for the required standards of Health and Safety, protection of works, presentation and quality of the product. To work to the agreed build programme and financial parameters set by the divisional Board of Directors for the development.

Health & Safety
  • Ensure that Group/Regional Health & Safety procedures are strictly adhered to and work closely with Stonebond Group Health & Safety team. Maintain and produce, on request, up-to-date Health & Safety records.
  • Ensure compliance with H&S legislation, policies, safety plans, risk assessments and method statements.
  • Ensure the site is never left unattended without appropriate cover.
  • Educate and act immediately to ensure desired behaviour of all site personnel.
  • Strive to achieve site scores below the Group average threshold.
  • Ensure that items raised by the Health & Safety advisor during monthly inspections are closed out in accordance with the Group H&S guidelines for each category.
  • Take responsibility for supervision of cranes.
  • Carry out safety inductions.
  • Ensure subcontractors comply with their method statements and risk assessments.
  • Ensure the Construction Health & Safety Plan along with associated documentation is maintained and updated continuously.
  • Ensure all relevant information is valid, displayed, distributed and communicated on site (e.g., Induction, Policy and Statutory notices).
Programme
  • Deliver project on time and accurately report current position on programme, working to pre-determined time targets.
  • Take ownership of agreed build programmes at pre-start meetings and accept and check the full build package handed over at this meeting.
  • Carry out the construction in the most effective manner and deal with obstacles efficiently and appropriately.
  • Prepare 4-week short-term programmes and issue formally to the supply chain weekly.
  • Order, plan and schedule material delivery requirements and prepare accurate and timely material requisitions to enable efficient construction processes, enabling buyers to attain best rates with minimal on-site storage while keeping up with programme needs.
  • Prepare plant requisitions with the information needed to enable the best solution.
  • Ensure delivery of all production requirements in strict accordance with relevant technical and planning documentation and any instructions; conform to building regulations and warranty providers’ requirements (NHBC, Premier, LABC).
  • Organise regular site production meetings and pre-plan to ensure efficient usage of resources, including quality supervision and communication regime for labour, sub-contractors, plant and materials.
  • Notify the Project Manager, Construction Manager and Construction Director immediately of anything likely to affect the Company’s performance.
  • Ensure practical completions align with sales requirements for mutual compatibility.
  • Adhere to the WIP Release Schedule.
  • Review programme with relevant project team members to ensure notices are issued to clients in accordance with deadlines and review LAD positions at Project Team Meetings.
Quality
  • Build in accordance with relevant standards, Codes of Practice, Building Regulations and warranty requirements in force at the time.
  • Ensure the finished product meets Company and warranty provider expectations.
  • Co-operate with the Company’s Customer Care Policy.
  • Ensure plots are finished to a high standard and take ownership of plots under your control until completion.
  • Adhere to Stonebond QA procedures and Best Practice Guides.
  • Issue notices of non-compliance to sub-contractors when required.
  • Provide information on reported defects to minimise exposure.
  • Review issued drawings to ensure they are compliant and deliverable.
  • Organise and control the construction of the development in accordance with drawings, schedules, ERs, specifications and the construction programme.
  • Ensure the Stonebond Protection Manual is implemented across the site and adhered to.
  • Obtain certificates of practical completion on handover and issue to relevant internal parties.
Presentation
  • Keep site clear, tidy and compliant with corporate standards.
  • Liaise with Site Sales / Customer Care to ensure presentation for internal/external areas, show homes, stock plots and public spaces is always at a high standard.
  • Maintain boundaries in best-in-class condition.
  • Coordinate with Consortium lead site personnel to ensure areas outside Stonebond boundaries are completed and maintained in a timely manner prior to plot completions.
  • Ensure site presentation, waste management and WIP projection are maintained.
  • Represent Stonebond professionally in appearance and conduct.
  • Manage costs by reviewing monthly meetings with Contract Surveyor and ensuring works are done once and done well.
  • Issue instructions in consultation with Contract Surveyor and engage in tender-stage discussions with contractors.
  • Issue necessary site instructions to subcontractors with substantial backing.
  • Manage material call-offs to ensure timely delivery; forecast requirements to minimise unnecessary requisitions.
  • Compile accurate labour allocation and support cost recovery with the Contract Surveyor.
People Management
  • Ensure all subcontractors and directly employed personnel work within the required specifications and policies.
  • Enforce company procedures and controls across site personnel.
  • Deal with the public in a polite and professional manner; liaise with customers and new purchasers.
  • Accompany Build Inspector on Key Stage Inspections and the H&S Advisor on visits and inspections.
  • Coordinate with the Clerk of Works and action their comments; make courtesy calls to customers with Customer Care.
  • Provide leadership and mentorship, including potential mentoring of a trainee as part of their development programme.
  • Collaborate with other departments to drive communication and problem solving; attend client meetings and weekly Sales/Construction Meetings with the Sales Adviser.
General
  • Read, understand and comply with Company Policies and Procedures.
  • Attend training courses as booked.
  • Contribute to accurate production/progress returns for submission to the Construction Manager and Construction Director in accordance with Company Policy.
  • Maintain site security and good practice at all times.
  • Assist with stock control and ensure proper checking and recording of deliveries.
  • Ensure all site administration complies with Stonebond Procedures.
  • Carry out other reasonable tasks as requested by managers.
Skills & Experience
