Job description

The Sales & Marketing team look after our customers and help them through one of the most important parts of their lives; finding and buying a new home. We pride ourselves on putting customers first, and sales and marketing are a key part in making that vision a reality. Our Sales & Marketing teams, both locally and nationally, work together to make sure we’re showing people the perfect home for them. There’s a wide variety of roles that include building and maintaining websites, running marketing campaigns, answering customers’ questions, being on hand to guide and support them through the purchase and personalisation of their brand new home; and of course making sure they’re happy after they’ve bought. Some of the team work on‑site in sales and marketing showrooms, and others support from the office but at its core the team are here to make sure customers are getting what they need from us and finding the perfect home.

Reporting to the Senior Sales Manager or the Sales Director, to contribute to the overall success of the business by driving a strong sales performance through effective management of the Sales Adviser team on their developments. Key target areas for this role includes sales rates, legal completions, customer care, average selling price, sales selling overheads, client extras.

You will be expected to:

  • Proactive approach to coaching and development of team including managing underperformance, training and succession planning.
  • Sales methodology to be followed, ensuring mystery shop scores are above benchmark required.
  • Ensure compliance and adoption of policy and procedure such as AML, NHQC, incentive policy etc.
  • Support adoption and compliance of all sales related IT systems to drive performance, compliance and provide insight to improve the customer journey.
  • Proactively manages health and safety ensuring frequent reporting and monitoring is completed.
  • Effective management of staffing plans, rotas, annual leave, sickness and recruitment in line with policy and in liaison with Senior Sales manager.
  • A Guardian of the customer, ensuring the team deliver an excellent customer journey and an escalation point when required. Ensure compliance of the QA inspections forms.
  • Attend weekly, monthly and quarterly meetings in line with policy such as sales build etc.
  • Coordinate and deliver sales meetings to upskill, inform and develop sales team.
  • Effective commercial decision making to ensure volume versus value balance is met to drive performance.
  • Oversee the implementation and launch of new sites in line with policy and procedure – including sales office, internal and external showhome presentation coordinating Marketing input as appropriate including coming soon lead management of database– Provides input and collaborates with the marketing team to ensure effective marketing strategy for developments.
  • Collaborates with cross departmental disciplines to ensure excellent customer journey.
  • Completes market research and competitor analysis in line with company policy and procedure – Appropriate reporting to the Sales Director on all aspects of Sales/legal completions
  • Delivers and maintains excellent sales complex presentation standards in line with company policy and procedure.
  • Oversees sales progression for their developments collaborating with the progression coordinators and a proactive approach to problem solving.

To be successful in the role, we are looking for:

  • Demonstrates role model behaviours, with excellent knowledge of process and systems to support the team.
  • Experience of sales delivery in a service environment, either in similar role or as high performing Sales Adviser.
  • Experience of cost control and planning, prioritising and organising work to meet targets.
  • A lateral and innovative thinker, an original problem‑solver.
  • Specialist knowledge of Sales/Marketing techniques, research and analysis.
  • Demonstrates great attention to detail.
  • Self–disciplined, with excellent time management skills, and flexible in order to achieve results.
  • Good inter‑personal and communication skills and ability to deal with people from diverse backgrounds.
  • Self‑confident, decisive, resilient and the ability to thrive under pressure in a fast moving environment.
  • Flexibility with working pattern and mobility across the Division; must be able to work weekends and bank holidays.
  • IT literate, excellent communication skills, both written and verbal.
