Independent contractors earn predictable full-time or supplemental income and enjoy a flexible schedule. What is an Occupancy Verification?

Mortgage lenders require periodic updates on their properties and send independent contractors to verify that the property is occupied. The purpose of the inspection is to:

• Verify property occupancy.


• Report on the general condition of the property using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant. We contract with inspectors at a county level; in some cases you may share a county with another inspector if there is sufficient volume.

Responsibilities

• Typical inspection should take 5-6 minutes.


• Complete the inspection within 4 days after it is assigned.


• Report general property conditions and determine occupancy based on industry standards.


• Take 9+ photos of the property with brief comments.


• Complete a short form in an app.


• Drive extended periods while making numerous stops during the day in the assigned territory.

• Computer with an internet connection.


• Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).


• Smartphone (Android or iPhone).


• Printer.


• Pass a standard background check using a valid driver's license.

Pay and Hours

This is a 1099 position. Each inspection has a flat rate, which varies by county and volume. You can earn the equivalent of $30-$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. Work is consistent month-to-month, and you can earn more as you become established, increase availability, or cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
