Contract Manager – Selfridges site, London, Oxford Street

Dalkia UK is seeking a Contract Manager to deliver high‑quality facilities management services on our flagship Selfridges site in London, Oxford Street.

Responsibilities
  • Provide leadership, management, and development of the contract, ensuring operational commitments are met and exceeded.
  • Establish and maintain effective partnership relationships with the client and associated customers.
  • Account for and review accounts performance indicators, ensuring delivery of key financial KPIs/targets (e.g., working capital, P&L, costs).
  • Lead, manage and support a no‑compromise approach to Health & Safety.
  • Ensure compliance with all necessary systems and procedures to deliver high‑quality service, enabling the client to occupy premises efficiently, cost‑effectively and without disruption.
  • Manage attendance and work output of directly employed staff and specialist sub‑contractors.
  • Identify new business opportunities within the contract and participate in costing new proposals to achieve margin expectations.
  • Develop relationships with the internal project department to deliver high‑value projects throughout the contract life cycle.
  • Plan and allocate technical resources across S&Co, control and issue materials and equipment.
  • Maintain Planned Preventative Maintenance (PPM) and statutory compliance programmes for the sites.
  • Collate completed PPM worksheets, review for additional works, and plan repair implementation.
  • Update asset registers for equipment replacement and maintain Life Cycle or Small Works programmes.
  • Maintain and manage the compliance system (CAP) to generate accurate compliance reports.
  • Train and support operatives in correct methods, procedures, Health & Safety requirements, and staff welfare.
  • Report to the Account Manager on hazards, defects, and safety issues.
  • Ensure staff adhere to the company dress code and possess required PPE.
  • Undertake other tasks or requests to improve service provision throughout the region.
  • Conduct performance reviews and appraisals, and maintain ongoing service performance through reviews.
  • Develop detailed knowledge of the building and work schedules to allocate and organise staff duties.
  • Provide reporting as requested by the Facilities Manager on SLA compliance and problem areas.
  • Assist in recruitment of team members as required.
  • Carry out regular site audits and provide onsite support.
  • Respond appropriately to priority levels of service requests, avoiding penalties from failed KPIs.
  • Minimise client disruption and maintain required availability of key functional areas throughout the store.
  • Enhance asset value and promote a positive image of both the client and Dalkia.
  • Report service audits and H&S check sheets, recording and reporting results.
  • Take duty of care for the maintenance teams on a daily basis.
  • Assist maintenance teams with daily delivery issues.
  • Authorise annual leave and organise appropriate staff cover.
  • Review and authorise timesheets.
  • Be responsible for finances and WIP.
Hours of Work & Benefits
  • Monday to Friday, 8 am‑5 pm.
  • Additional earnings available through overtime if desired.
  • 25 days annual leave plus Bank Holidays; option to purchase an additional 5 days leave each year.

Qualifications and Experience Required
  • Substantial quantifiable and demonstrable experience in a similar role.
  • Demonstrable experience of budget management and control of small revenue works.
  • Recent successful experience of controlling site teams in hard services.
  • Proactive management and experience of internal service delivery teams.
  • Proven track record in people management, including performance management and familiarity with operational HR processes.
  • Valid formal Health & Safety qualification (e.g., IOSH, NEBOSH).
  • Detailed operational understanding of facilities maintenance and building services in a client‑focused environment.
  • Extensive experience managing a multidisciplinary workforce.
  • Experience in mechanical and electrical aspects of general building PPM schedules.
  • Experience with maintenance duties including fault diagnosis and rectification.
  • Mechanical or Electrical apprenticeship or equivalent (e.g., 18th edition IEE, C&G 2391, BTEC, HNC).
  • IT‑literate with FM Management Information Systems, MS Word, PowerPoint, and Excel.
  • Wide breadth of knowledge of mechanical electrical systems and building fabric repairs.
  • Sound commercial and financial awareness.
  • Experience supervising and controlling similar contracts/site delivery teams.
  • Proven ability to produce detailed reports for the customer and Account Manager.
