Job summary

A prominent property development firm in Greater London is seeking a skilled Shift Engineer to take on maintenance responsibilities at two developments. The ideal candidate should have an NVQ or City & Guilds Level 2 in Electrical, Mechanical, or Building Services Engineering. Responsibilities will include carrying out scheduled maintenance, responding to faults, and ensuring compliance with health and safety procedures. This full-time position offers a competitive salary of £45,000 per annum and a 4 on - 4 off shift pattern.

We're now recruiting for a Shift Engineerto join us at two neighbouring developments, Pan Peninsula and Wardian!

What you should know

Ballymore is a family owned business, with over 40 years in establishment – we are remarked as an innovative and dynamic property developer citing over80 awards. At present, we're managing 11,000 homes across 12 luxury residential developments in London and are in search of a Shift Engineer to join us at Pan Peninsula and Wardianin contributing toour vision.

Important to note

Hours:7:00 – 19:00 / Days

Shift Pattern:4 on - 4 off

Location:

Salary per annum:£45,000

Contract:42 hpw/permanent

What you'll do
Operations
  • Carry out PPM and reactive maintenance tasks as allocated via the CAFM system.
  • Undertake first-line fault finding and minor remedial works within authorised competence.
  • Monitor plant and equipment performance, recording data, and report defects, abnormal operation, or repeat failures.
  • Assist specialist contractors during servicing, inspections, and statutory testing.
  • Ensure plant rooms, risers, service areas, and workspaces are kept clean, safe, and orderly.
  • Follow permit-to-work, isolation, and lock-off procedures at all times.
  • Escalate life-safety issues, statutory defects, or works outside competence to the Supervisor or Facilities Manager.
  • Operate building services systems according to manufacturer guidance and site procedures.
Health & Safety
  • Work in full compliance with company Health & Safety policies and site-specific risk assessments.
  • Use approved Risk Assessments and Method Statements (RAMS).
  • Report accidents, near misses, hazards, and unsafe conditions.
  • Comply with emergency procedures and support emergency response as directed.
  • Review and understand SOPs, or different types of procedures, if necessary, report required changes to management.
Administration & Reporting
  • Complete maintenance records, PPM check sheets, logbooks, and CAFM updates accurately and on time.
  • Document defects, follow-on works, and escalations clearly.
  • Ensure accurate shift handover reports to maintain continuity of service.
  • Handle site documentation in line with GDPR and company procedures.
Key Performance
  • Completion of PPM tasks on schedule (≥95% compliance).
  • Timely and accurate reporting of defects and incidents.
  • Minimal plant downtime caused by missed or poor maintenance.
  • Compliance with Health & Safety procedures and permit-to-work systems.
Systems
  • Use CAFM system for work allocation, logging, and reporting.
  • Monitor BMS and report alarms or faults (monitoring only, no reprogramming).
  • Work with hand-held devices and spreadsheets for operational reporting.
  • Support the Facilities Manager in maintaining digital compliance records.
Communication & Teamwork.
  • Communicate clearly with colleagues, contractors, and supervisors.
  • Support a collaborative approach to problem-solving and maintenance activities.
Environmental & Sustainability
  • Operate plant efficiently to minimise energy consumption.
  • Report leaks, waste, or inefficiencies in building systems.
  • Follow company procedures on waste disposal, recycling, and energy conservation.
Statutory / Regulatory Compliance
  • Assist in statutory inspections (e.g., Lifting Equipment, Pressure Systems Legionella monitoring.
  • Ensure plant and systems operate in accordance with manufacturer specifications and legislative requirements. (IE SFG20)
  • Support Facilities Manager in maintaining compliance evidence.
Handover & Shift Responsibilities
  • Carry out effective shift handovers, documenting plant status, faults, and outstanding works.
  • Escalate urgent or statutory issues to the next shift or Supervisor.
  • Ensure continuity of maintenance activities across shifts.
What you'll need to be successful
  • NVQ / City & Guilds Level 2 in Electrical, Mechanical, or Building Services Engineering.
  • Proven experience in a building services maintenance environment.
  • Basic knowledge of water treatment and L8.
  • Basic knowledge of HVAC, LTHW, BCWS, and associated plant.
  • Fault-finding and problem-solving skills.
  • Ability to follow procedures and complete accurate records.
  • Core Health & Safety training (e.g., Working at Height, Manual Handling, Asbestos Awareness).
