A leading residential management company is seeking an experienced Estate Director to oversee the operation of a high-end residential development in London. This dual site role involves managing two developments and ensuring a high-quality living environment for residents. The ideal candidate will have significant experience in managing prestigious residential developments, strong leadership skills, and a commitment to excellence. We’re looking for an experiencedEstate Director to oversee the smooth operation of a high endresidential development based in London which consists of just over 1000 homes. This is a dual site role managing two developments in local proximity to each other. In this role at this high end development you will be responsible for ensuring a high-quality living environment for residents while maintaining the property to the highest standards.
Location:Aldgate, London, E1
Salary:Extremely Competitive
Hours:Monday to Friday, 8:30am-5pm
Previous experience in a large high end residential development is essential for this role.
As the Estate Director, you will take full responsibility for both developments, including but not limited to:
Delivering outstanding customer service to residents and visitors.
Managing and supporting site-based staff (c.40 staff across both developments).
Overseeing planned and reactive maintenance, including contractor management.
Ensuring communal areas are impeccably maintained and presented.
Conduct regular inspections of communal areas, ensuring cleanliness, functionality, and safety.
Manage contractors, approve and assess maintenance work, and ensure compliance with safety protocols.
Coordinate planned maintenance, ensuring timely execution to required standards.
Manage stock levels for day-to-day items and facilitate meter readings for communal utilities.
Oversee/conductsystem tests, including emergency lighting, fire alarms, and lift emergency lines.
Monitor parking compliance and address related issues.
Provide input for budgets, residents’ meetings, and communication with directors.
Arrange and follow up on reactive and planned maintenance.
Oversee the carrying out ofminor repairs such as replacing bulbs, adjusting doors, and other small tasks.
Coordinate and follow up on emergency repairs.
Manage front-of-house services, including parcel and key handling.
Ensure the on site staff are well adept in welcoming new residents, introducing house rules, and that theyprovidea visible on-site presence.
Lead, mentor, and support on-site staff, ensuring they have the tools and training to excel.
Manage staff rotas, holidays, and appraisals to maximise team efficiency.
Enforce policies and procedures, ensuring consistency and compliance.
Proven experience managing prestigious residential developments is essential.
Strong leadership skills, with experience mentoring and developing teams.
Contractor management expertise, including assessing and approving works.
Financial management experience (essential).
Either be working towards or hold anIWFM, TPI or other equivalent property/facilities management based qualification.
Exceptional time management and task prioritisation.
Outstanding communication skills, both written and verbal.
Proficient in Microsoft Office (Excel, Word, Outlook).
