What is an Occupancy Verification?

Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.

Responsibilities

• Complete most inspections in 5–6 minutes.
• Finish each inspection within 4 days after assignment.
• Report general property condition and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in an app.
• Spend extended periods driving and making numerous stops during the day in the assigned territory.

• Reliable vehicle (good gas mileage is a plus since you will be paying for your own gas).
• Smartphone (Android or iPhone).

• Pass a standard background check using a valid driver’s license.

Pay and Hours

This is a 1099 position. Each inspection has a flat rate; rates vary by county and volume. You will earn the equivalent of $30–$40 per hour.

Depending on county and whether it is urban or rural you can complete 20–500 inspections per month working 2–30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. Work is consistent month‑to‑month.

Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory. No mileage reimbursement above the flat fee per inspection.
