JOB DESCRIPTION SUMMARY
The Maintenance Technician contributes to an exceptional resident experience by providing high standards of repairs, maintenance tasks, planned and unplanned works, and statutory compliance of the building fabric and mechanical and electrical systems. Inspects and diagnoses faults, and undertakes minor repairs and decoration of the building(s), grounds, and equipment.
Key Role Responsibilities
- Work as part of a friendly and supportive team, playing a vital role within the Community team to ensure residents enjoy a high level of cleanliness throughout their community.
- Communicate effectively with customers, clients, and colleagues; demonstrating understanding of issues and using initiative to respond accordingly.
- Maintain a focus on delivering services within agreed budgetary and resource parameters.
- Monitor the electronic maintenance reporting system daily, ensuring tasks are completed to a high standard and within suitable timeframes, and correspond with tenants when required.
- Administer all property maintenance records in accordance with Greystar policies and procedures.
- Maintain adequate levels of spares, stock, and supplies for effective ward planning.
- Respond to calls outside office hours that require onsite presence, referring to contractors as necessary.
- Undertake repair and maintenance tasks such as plumbing, joinery, carpentry, painting/decorating, lighting maintenance, and statutory testing.
- Understand and respond to health and safety matters promptly and appropriately.
- Move furniture and heavy items as required on site.
- Inspect and maintain common areas, refuse and recycling facilities to high standards of repair and cleanliness.
- Coordinate contractors executing minor works on site, monitor their performance, and retain accurate records including RAMS and Permits to Work.
- Assist with community works management and ensure high security levels.
- Accompany external contractors on site following access policies.
- Ensure annual checks for statutory insurance and qualifications are completed.
- Maintain gardens and grounds, supervising external contractors as needed.
- Manage and maintain statutory testing records, including PAT tests, fire alarm tests, and evacuations.
- Practice proper safety techniques according to company guidelines.
- Report incidents or accidents using the correct system and documentation.
- Review site risk assessments with the Community Manager.
- Maximize utility efficiency.
Knowledge & Qualifications
- Educational background to O'Level/GCSE or equivalent, with demonstrable written and numerical skills.
- Awareness of health and safety requirements on site.
- Continuous improvement mindset in knowledge, skills, and abilities.
- Trade qualifications such as Building Crafts Operative Certificate, City and Guilds, or NVQ relevant to residential repairs are desirable.
Experience & Skills
- Experience in repairs and maintenance in a residential environment or general builder/residential construction, with trades such as plumbing, electrical, or carpentry.
- Fluent in English, both verbal and written.
- Helpful, friendly personality with effective communication skills, behaving professionally and courteously.
- Strong team player with relationship-building and influencing skills.
- Positive attitude and ability to work independently.
- Ability to determine cost-effective repair solutions.
- Contractor and supplier supervision skills are desirable.
- Excellent organizational skills, with the ability to multitask and prioritize.
