Senior Building Surveyor – Glasgow, Scotland

We are now looking for a Senior Building Surveyor to join our team in Glasgow. The role involves engaging on projects in both the public and private sectors, providing survey (condition survey, PPM, pre‑acquisition) and contract administration expertise. A strong understanding of construction technology and experience in quality monitoring of construction works is preferred.

Project Work
  • Act as the interface for projects between the client, other designers and the contractor to support the successful conclusion of project work.
  • Inspect existing properties and develop scope, budget, costs and programmes for proposed project works.
  • Regularly liaise with the client to understand their requirements and keep them appraised of project activities.
  • Provide guidance on the most effective procurement approach to achieve project deliverables.
  • Manage and communicate appropriate design, programme and cost information to support client decision‑making.
  • Ensure appropriate communication channels are in place to support effective project delivery.
  • Develop tender documentation and specifications using NBS.
  • Manage and coordinate the tender process, analyse tender returns and prepare tender reports with recommendations for contractor appointment.
  • Chair and minute project meetings; act as Contract Administrator and process all required project notices and correspondence.
  • Monitor the quality of works on site and ensure contractors comply with the terms of the contract, drawings and specification.
  • Ensure others meet their obligations and responsibilities under their appointments and appropriate H&S legislation.
  • Act on behalf of Thomas & Adamson in a professional manner, ensuring the company values are maintained and promoted.
Survey Work
  • Undertake various types of survey work, including dilapidation, PPM, condition, schedule of condition and pre‑acquisition surveys.
  • Provide clear and concise reports and advise the client throughout the process to achieve their aims within legal constraints.
  • Coordinate and prepare reports for the projects you are responsible for.
  • Provide cost advice to clients when needed for both project work and within relevant reports.
General Duties
  • Oversee, review and approve the work of sub‑consultants or junior staff in a positive and constructive manner.
  • Represent Thomas & Adamson professionally and positively, maintaining the highest service quality and integrity.
  • Report to the client and other stakeholders in line with client requirements and company standards.
Delivering Great Client Experience
  • Build strong, professional relationships with clients, consultants and contractors based on mutual respect, trust and integrity.
  • Represent T&A at project meetings with clients, designers and contractors to provide advice on all aspects of project assignments and follow up on actions assigned to T&A.
  • Communicate clearly, concisely and coherently with the client and other consultants regarding information required for performing our services.
  • Identify risks and issues with ongoing activities and propose mitigation measures to protect the interests of the client, Thomas & Adamson and other stakeholders.
Managing And Motivating The Team
  • Allocate resources efficiently to meet client requirements and deadlines.
  • Provide leadership to junior members of the business, supporting them in dealing with project issues and challenges positively and professionally.
  • Assist with the professional development and training of junior staff.
  • Act in a manner reflecting the cultural values of Thomas & Adamson: confident, honest, responsible, supportive.
Qualifications
  • Chartered Building Surveyor.
  • Awareness of current legislation relating to Health & Safety and Building Regulations.
  • Contract Administration and Project Management skills across a range of projects with successful delivery.
  • Involvement and awareness of dilapidations, due diligence survey work, schedules of condition and planned maintenance inspections.
  • Interest in construction technology and the interplay between construction processes and building defects.
  • Proficiency in CAD with a working knowledge of building standards and related processes.
  • Demonstrated involvement with several clients and the ability to establish good working relationships.
