Responsibilities

  • Manage, plan, and supervise mechanical maintenance and installation works across the Trust estate.
  • Ensure compliance with statutory regulations, HTM/HTM 03, and HSE guidance.
  • Carry out site inspections and audits of mechanical plant and equipment.
  • Investigate mechanical engineering failures and develop action plans.

Job description

Insight Executive Group are supporting an NHS organisation in the North West to appoint a Mechanical Estates Officer.

The Mechanical Estates Officer will be responsible for the effective management, maintenance, and statutory compliance of all mechanical building services across an NHS Trust. This includes heating, ventilation and air conditioning (HVAC), hot and cold water systems, medical gases, drainage, and associated plant and equipment.

The role provides specialist technical expertise, ensures compliance with relevant legislation and guidance (including HTM and HBN standards), oversees planned preventative maintenance (PPM) and reactive works, and delivers high‑quality estates support to both clinical and non‑clinical services.

Main duties:
  • Manage, plan, and supervise mechanical maintenance and installation works across the Trust estate.
  • Ensure compliance with statutory regulations, HTM/HTM 03, HSE guidance, Water Safety, Legionella (ACoP L8), and other NHS‑specific standards.
  • Carry out site inspections, audits, and condition surveys of mechanical plant and equipment.
  • Investigate mechanical engineering failures and develop corrective and preventive action plans.
  • Support the commissioning, testing, and validation of new mechanical systems.
  • Maintain accurate statutory and operational records in line with CAFM and estates policies.
  • Supervise estates craft staff, contractors, and apprentices on mechanical works.
  • Ensure contractor compliance with site rules, H&S legislation, and Trust procedures.
You will need to:
  • Have a HNC/Degree in Mechanical Engineering or Building Services.
  • Recognised apprenticeship/trade background in mechanical engineering.
  • Experience in mechanical building services maintenance and project management.
  • Strong knowledge of HVAC, water systems, medical gases, pressure vessels, and other critical mechanical plant.
