Job description
Commercial Director – Building Control

Socotec UK & Ireland is the market-leading independent provider of Building Control, and we are looking for a Commercial Director to support our ambitious growth plans within the Building and Real Estate Division. The successful candidate will deliver excellence to our customers by leading a high‑performing team of industry experts.

Responsibilities
  • Develop and implement strategic business plans that align with the company’s objectives in the Building Control division.
  • Set financial goals and performance targets for the Building Control department, ensuring profitability and growth.
  • Lead commercial efforts to secure new contracts and clients, expanding the Building Control business.
  • Support Socotec multi‑disciplinary opportunities, liaising with other business development partners within the business.
  • Manage the commercial operations of the Building Control department, including budgeting, forecasting and financial reporting activities.
  • Oversee pricing strategies, contract negotiations, bids, generations and fee structures to optimise revenue generation.
  • Monitor financial performance against budgets and business targets for each region in support of the Directors responsible.
  • Assist the business with the renewal of annual insurance.
  • Build and maintain strong relationships with clients, local authorities, contractors, project managers, developers and other stakeholders.
  • Organise and develop training platforms for clients around regulatory and procedural changes and help to deliver these to our clients and staff.
  • Negotiate and secure Building Control contracts, including frameworks with new and existing clients, ensuring favourable terms for the company; in some instances act as the project manager.
  • Act as the primary point of contact for high‑profile clients and projects, addressing any commercial or regulatory concerns.
  • Identify potential risks in Building Control operations, both commercial and regulatory.
  • Implement strategies to mitigate risks and protect the company’s interests.
  • Identify and pursue new business opportunities within the Building Control sector.
  • Develop and maintain a network of industry contacts to support business growth and market intelligence.
  • Analyse market trends and competitor activity to identify opportunities for expansion or diversification.
  • Attend key industry events that help to develop the business and provide networking opportunities.
Qualifications
  • Membership of RICS, CABE or equivalent (or equivalent experience) ensuring CPD requirements are met thereafter to broaden and develop skills.
  • Ability to register as an RBI level 3G/3H/4 or ability to engage in the registration or upgrading process within a reasonable time frame.
  • Excellent communication and relationship building skills.
  • Demonstrated ability to build relationships with clients and deliver excellent client care.
  • Self‑starting attitude and ability to work independently as well as part of a large project team.
  • Experience of solving complex issues through analysis, development of suitable solutions, and implementation of these solutions.
  • Ability to manage and direct others.
