Job description
Overview

Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety and customer service. We operate on circa 400 developments across the UK, including brownfield sites and adapting existing buildings. Responsible to the Contracts Manager, you will manage the construction of a development, including all pre and post housebuilding works, ensuring targets are met regarding health and safety, delivery to build programme quality, customer care, and cost.

Responsibilities
  • Ensuring compliance on site at all times to the company health and safety standards and processes, NHBC standards, building regulations, and overall quality standards.
  • Co-ordinating labour and resources on site to deliver the build programme on larger developments, and proactively schedule trades to ensure optimum delivery.
  • Manage material levels on larger sites to maintain stock levels that support the programme and efficient labour utilisation.
  • Ensure plots are built to the highest standard of quality, complying with NHBC Standards, Building Regulations, range specifications, and best practice.
  • Undertake company quality control procedures and inspections at correct timings, rectify defects to avoid cost, time delays or quality impact.
  • Monitor and control the cost of production, and approve payments to contractors and trades where appropriate.
  • Initiate and attend plot inspections with Local Building Inspector or NHBC, taking corrective action to ensure minimal RI’s/BRIs.
  • Carry out toolbox talks or on-site briefings to influence, gain commitment, and drive best practice.
  • Display a proactive approach to mitigating risk, sequencing, and overall site quality.
  • Liaise with internal departments, external suppliers and partners to ensure the build programme is achieved.
  • Work with sales through regular meetings to ensure smooth delivery of homes for customers.
  • Deliver a high standard of site presentation at all times.
  • Conduct New Home Tours with Sales Advisors and customers to demonstrate the home, answer questions, and rectify issues before Legal Completion.
  • With support of the Contracts Manager, ensure the on-site Construction team is fully resourced and well-directed, with clear job responsibilities and support in communication, training and development, and workload organisation.
  • Show a good behavioural example in health and safety, organisation, conduct, quality of work and professionalism.
Requirements
  • Extensive experience of working to an established build programme and managing key priorities on challenging sites.
  • Proven ability to consistently deliver weekly targets through proactive organisation of labour and promoting team work.
  • Excellent communicator and influencer of people to gain commitment and drive delivery.
  • Strong leadership and assertive skills to ensure optimum delivery to high quality standards on site.
  • Ability to prioritise tasks proactively to meet changing business needs.
  • Strong problem-solving ethic and ability to identify root causes of problems.
  • A member of the Chartered Institute of Builders and/or qualified to NVQ level 5 in Construction Management, or time-served tradesman with extensive construction experience.
  • In-depth knowledge of construction and housebuilding, and applicable legislative requirements (health and safety, NHBC, Building Regulations).
  • Well-rounded experience dealing with customers and potential customers, including information provision, issue resolution, and procedures explanation.
