Job summary

A housing services provider in Birmingham seeks an experienced Repair and Maintenance Surveyor to improve living conditions for residents. You will manage repairs, conduct inspections, and ensure high-quality standards. Ideal candidates will have strong skills in building maintenance and knowledge of damp issues. A full UK driving license is required. This is a permanent position with a comprehensive benefits package, including flexible working and additional holiday days.

Job Title - Repair and Maintenance Surveyor

Location - Birmingham - Field Based

Contract type - Permanent

Working hours - 37 hours

We are seeking an experienced and proactive Repairs & Maintenance Surveyor with specialist knowledge in damp, mould, and condensation to join our Property Services team.

You will play a key role in improving the condition of our homes and ensuring residents live in safe, healthy, and well-maintained environments.

About the Role

Prepare repair specifications, schedules of work, or job tickets for contractors.

Prioritise and categorise repairs (e.g. emergency, urgent, routine).

Ensure works are carried out to standards, within budget, and on time.

Diagnose damp and mould problems using diagnostic equipment and have a good knowledge of damp and mould causation and remedies.

Carry out inspections of buildings (reactive, planned, or cyclical).

Diagnose building defects and identify required repairs.

Assess the condition of structures, roofs, plumbing, heating, electrical systems, and finishes.

About you

Proven experience in building maintenance, surveying, or property management, ideally within social housing.

Strong understanding of building pathology particularly causes and solutions for damp and mould.

Excellent diagnostic, analytical, and report-writing skills.

Knowledge of relevant legislation and regulations, including Housing Health and Safety Rating System (HHSRS) and health & safety compliance.

Ability to manage contractors and ensure quality standards are met.

Knowledge of the Party Wall Act 1996 (desirable)

Strong communication and customer service skills, with the ability to engage empathetically with residents.

A full UK driving licence and access to a vehicle.
