Job description

Location: St Austell – required travel around Cornwall

Salary: £27,957.53 per annum, plus company car

Contract Type: Permanent, Full-Time

40 hours per week, Monday to Friday, 9:00am-5:30pm

Responsibilities
  • Carry out regular property visits and liaise with tenants, landlords, and local authorities, ensuring all contractual obligations are met
  • Conduct viewings and sign-up tenants, ensuring they understand tenancy terms and conditions, supporting housing benefit applications, and demonstrating property equipment
  • Manage tenancy check-outs, compiling specifications of works required to re-let, and ensuring properties meet contractual and legal standards
  • Work with the Income Collection team to maximise rental income, signposting tenants to welfare and benefits services, and issuing warnings or notices for non-payment
  • Identify and report necessary property repairs, making informed decisions to maintain standards
  • Manage tenancy breaches (e.g. noise nuisance, anti-social behaviour), including evidence gathering, reporting, serving statutory notices, and attending court where required
  • Attend evictions and provide supporting evidence when necessary
  • Identify tenants needing additional support and liaise with support providers and statutory agencies to help them sustain their tenancies
  • Collect data from property visits and maintain accurate records on internal IT systems
About You

Role Criteria

  • Experience in the above duties
  • Understanding of basic property faults and remedies
  • Ability to write and present clear reports
  • Knowledge of the Housing Health & Safety Rating System
  • Strong written and verbal communication skills
  • Full UK driving licence
  • Experience in housing management and/or temporary accommodation
