We’re seeking an experienced General Manager to lead a flagship Build to Rent residential community in Sheffield. This is a pivotal role with full responsibility for the performance, culture, and day-to-day operation of a high-quality residential asset.
You’ll take complete ownership of the building, balancing commercial performance, operational excellence, and resident experience. Leading a multi-disciplinary on-site team, you’ll create a calm, professional, and people-first environment where residents feel proud to live and teams feel proud to work.

Manage maintenance, facilities management, and supplier contracts to achieve high standards and cost efficiency.
Identify risks and opportunities early, acting proactively to ensure smooth operations.
Ensure accurate reporting, data integrity, and adherence to company policies and procedures.
Work closely with leasing and central teams to achieve occupancy, retention, and revenue targets.
Oversee renewals, pricing strategy, and leasing performance against KPIs.
Manage site budgets, expenditure, and monthly financial reporting.
Support local marketing initiatives and resident engagement activity.
Provide insight on performance and local market trends to inform decision-making.
Lead the delivery of an exceptional resident journey from first enquiry through renewal.
Build a service culture that feels personal, proactive, and trustworthy.
Capture, analyse, and respond to resident feedback to drive continuous improvement.
Support resident wellbeing, engagement, and connection through thoughtful initiatives.
Create a warm, professional environment that balances hospitality with operational efficiency.
Act as the on-site representative for the operator, building credibility with investors, partners, and local stakeholders.
Develop strong relationships with contractors and suppliers to ensure quality service delivery.
Contribute operational insight and recommendations to asset management and senior leadership teams.

3+ years’ experience in residential, property, or hospitality management (Build to Rent or PBSA preferred).
Proven experience leading teams and delivering measurable results.
Strong financial acumen with budget management and reporting experience.
Confident managing compliance, health & safety, and operational processes.
Excellent communication, organisation, and interpersonal skills.
Proficient in Microsoft Office and property management systems.
