Job description
Role Overview

Core Hours: Monday - Friday 7am-4pm.

As the lead member of the engineering team with extensive knowledge of Building Services Engineering (Mechanical, Electrical, Plumbing & associated assets), you will be responsible for the effective inspection, operation and maintenance of all assets within the critical facility. The role focuses on providing high-quality service delivery through strong leadership and exceptional customer service. You will ensure safe, professional, and conscientious conduct of personnel under your supervision, attend site meetings with the client as required, and drive a Safety-First culture within the team with safe systems of work and compliance.

Key Responsibilities
  • Supervision (leadership), coordination and support of the account-based engineering team.
  • Operate all systems within the facility in a competent, effective, and efficient manner (including LV Switching Operations).
  • Make recommendations for improvement and provide concise technical reports when required.
  • Manage the technical and efficient operation of installed building systems including all MEP assets and compliance with statutory regulations.
  • Plan and support Specialist Vendor Planned, Reactive and Corrective Works, ensuring Change Management approval is submitted for all critical works.
  • Ensure Specialist Vendor worksheets are signed off, quality of work is inspected, and recommendations are communicated by the Engineering Team.
  • Ensure the team and Specialist Vendors comply with contractual SLAs.
  • Operate the Corrigo CMMS system, ensuring MEP PPM, Reactive and Corrective Work Orders/Tasks are completed within SLA. Monitor progress weekly for outputs.
  • Accurately complete Corrigo Work Orders with time spent and detailed notes, with error-free input.
  • Contribute to and report on engineering risk and daily critical system availability.
  • Attend Weekly and Quarterly Team Meetings as scheduled.
  • Complete daily engineering reports noting significant events or activities.
  • Control critical spares and maintain site stock register, auditing stock levels and procuring spares when required.
  • Prepare incident and near-miss reporting and after-action reviews.
  • Ensure all MEP planned maintenance is undertaken in line with OEM/SFG20/NGM minimums.
  • Escalate all critical equipment operational issues immediately, following local site processes.
  • Review service reports of Specialist Vendors and chase recommendations/follow-up actions as needed.
  • Review and prepare MOPs, SOPs and EOPs, and participate in relevant EOP drills (BEST or MOCK Drills).
  • Contribute to continuous improvement of safe systems of work, ensuring compliance with HSE policies and procedures, including TBTs and Near Miss/Good Catch reporting.
  • Escalate Specialist Vendor performance issues with accurate detail on areas of concern.
  • Maintain minimum levels of resourcing and arrange suitable cover as needed.
  • Participate in the site ONWH escalation and support the 24/7 operation (On-Call Rota).
  • Take ownership of areas under INTEGRAL control, ensuring they meet required show-site standards.
  • Liaise with supply chain when ordering M&E components for remedial/corrective works.
  • Attend nominated training courses identified by INTEGRAL management and promote a culture of personal development and training.
  • Undertake Site Specific Technical Assessments/Skills Gap Analyses as defined by INTEGRAL/JLL/Cardinia Real Estate.
  • Coach new employees as part of onboarding; participate in engineering Quality Assurance to validate workmanship.
  • Audit 10% of completed Work Orders monthly to ensure quality standards are maintained.
  • Complete responsibilities in line with the account-based MEP responsibilities matrix.
  • Respond to alarms and escalate for all critical alarms when on duty.
  • Undertake mechanical reactive and corrective tasks on associated systems.
Person Specification — Qualifications and Experience
  • Minimum of 3 years of relevant experience in Critical Environments such as Corporate Banking/Data Centres or similar.
  • LV Authorised Person (experienced with LV systems) would be desirable.
  • Electrical/Mechanical Engineering HNC or HND (completed apprenticeship in either).
  • C&G Parts 1 & 2, equivalent or higher.
  • 17th Edition IEE: Wiring and Installation (ability to attain 18th Edition through additional training).
  • L8 Awareness Training would be desirable.
  • Excellent communication skills and the ability to engage with staff/management/customers at all levels.
  • Ability to lead, motivate and direct a small team of engineers.
  • Proactive and committed to achieving the highest standard of operation.
  • Willingness to attend on- and off-site training, possibly requiring nights away from home for specialist training (e.g., Authorised Person Training).
  • High initiative and drive to continuously improve the operation.
