Job Summary: This position supports the Sr. Facilities Manager in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will accurately perform routine operation, inspection, maintenance, and repairs on HVAC, mechanical, electrical, and plumbing equipment, and systems in assigned facilities to obtain the most efficient operating results and life expectancy. This may include HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the client facility.

Position assures that equipment is maintained in an energy‑efficient and safe manner, reducing downtime by anticipating repairs and maintaining records of past operating experiences. The Engineer will perform inspections and repairs to interior and exterior areas, including walls, flooring, fixtures, roofing systems, lighting, and more. This is a non‑supervisory, hourly, non‑exempt role.

Responsibilities
  • Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems.
  • Maintain, operate, and repair all HVAC, electrical distribution, plumbing systems, building interior/exterior repair, and related grounds in assigned client buildings.
  • Perform major HVAC repairs including compressor, condenser, evaporator, and coil replacements.
  • Perform major plumbing replacements such as water piping, steam trap repairs, sewage line repairs, and bathroom fixture repairs.
  • Perform electrical repairs including conduit work, cable pulling, panel maintenance, motor maintenance, and predictive maintenance using a megar.
  • Perform assigned facility inspections and due diligence efforts, reporting on as‑found conditions.
  • Respond effectively to all emergencies; may require light travel during events.
  • Maintain boilers, heaters, pumps, valves, and steam distribution systems.
  • Maintain refrigerant compressors, condensers, evaporators, traps, and related refrigerant lines.
  • Maintain pumps, valves, and lines for secondary refrigerating liquids.
  • Maintain air compressors, distribution lines, and control devices.
  • Maintain water filters, softeners, piping, and pumps for water distribution.
  • Maintain electrical motors and engines powering pumps, compressors, and fans.
  • Maintain elevators, except where serviced by specialized contractors.
  • Maintain building automation systems for HVAC, including consoles and remote sensors.
  • Maintain sanitary sewer systems and sump pumps.
  • Maintain and repair trash compactors, kitchen equipment (excluding tenant‑owned), elevator equipment, and other mechanical items.
  • Maintain stock and inventory control.
  • Recommend improvements to the preventive maintenance program.
  • Compile and submit monthly reports to the management team.
  • Familiarize with equipment, building automation, fire/life safety systems, and other building‑related equipment.
  • Recognize hazards and propose methods to eliminate them or use the correct PPE.
  • Comply with applicable codes, regulations, and company directives.
  • Maintain all relevant federal, state, or local licenses.
  • Complete all required C&W Safety Training annually.
  • Comply with the uniform dress code.
  • Perform general maintenance tasks such as repairs, replacements, cleaning, and minor handyman work.
  • Replace fire extinguishers as needed.
  • Ascertain all assigned operational tasks typical of a Building Engineer role.

Required

Education: High School Diploma or GED Equivalent is required. Graduate of an apprentice program or trade school is preferred.

Years of Relevant Experience: Minimum of four (4) years of technical experience in all aspects of building engineering with a strong background in HVAC, plumbing, electrical, equipment repair and maintenance, and system design.

Licenses or Certifications
  • Valid state driver’s license.
  • Appropriate trade license/permit (e.g., Journeyman or Master Electrician, City License, Operators License, Steam Engineers License).
  • Valid “Universal” Level EPA Section 608 certification for CFC and HFC refrigerants.
Knowledge, Skills & Abilities
  • Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, and water systems.
  • Knowledge of energy management systems, techniques, and operations.
  • Comprehensive knowledge of all building systems operations, maintenance, and repair.
  • Excellent interpersonal skills with tenants, clients, and vendors.
  • Basic computing skills (Outlook, Excel, Word) and proficiency with mobile devices and video conferencing tools.
Physical Work Requirements

Environment: professional office or commercial building environment with standard office equipment.

Work may involve: exposure to loud noise, power equipment, extreme temperatures, chemicals, dust, fumes, smoke, or hazardous materials; regular travel between properties; lifting up to 50 lb.; crouching, bending, and frequent climbing.

Vision: normal visual range; hearing: normal audio range.

Scheduling

Typical business hours with possible shift work, on‑call duties, and overtime for emergencies. Support after‑hours and weekend activities may be required.
